Our Hardwood Floor Refinishing Process
1. Assessment & Preparation - We inspect your floors to make sure they can be refinished. Then we remove furniture, protect walls and doorways, and seal off work areas with plastic barriers.
2. Sanding - We use dust-controlled drum and edge sanders to remove the old finish and surface damage. Multiple passes with progressively finer grits (36, 60, 80, 100) create a smooth surface ready for stain. Our dust-containment system captures 95%+ of airborne particles—you won't be cleaning sawdust for weeks.
3. Staining (Optional)- If you want to change the color, we apply custom stain. Different wood species take stain differently—we know how to handle each one to avoid blotchiness and achieve even color. Want to see options? We'll do test patches in your closet so you can choose the perfect shade.
4. Finishing - We apply 2-3 coats of durable polyurethane (oil or water-based, your choice). Each coat is applied thin and even, sanded lightly between coats for maximum adhesion. We use professional-grade finishes like Bona Traffic HD—designed for durability and long-term wear.
5. Curing & Final Inspection - Floors need 24-48 hours to cure before walking on them. We walk through with you, make sure you're happy, and give you care instructions.

Traditional floor sanding creates a dust disaster that takes weeks to fully clean up. Dust settles in every room, on every surface, inside cabinets, everywhere.
We use HEPA-filtered dust-containment systems attached to our sanders. This captures 95%+ of dust at the source. We also seal off work areas with plastic barriers and use air scrubbers. You'll still find some dust (it's impossible to eliminate 100%), but it's nothing like the horror stories you've heard.

Most projects take 4-6 days from start to finish. You can walk on floors 24-48 hours after final coat, but wait 3 days - 1 week before moving furniture back.

Solid 3/4" hardwood can be refinished 4-6 times. Engineered hardwood depends on the thickness of the top layer—we'll assess and let you know.

You can stay, but sanding is loud and finishing has fumes. Can’t walk on the floors during the process. Most homeowners stay elsewhere for 2-3 days during sanding/finishing phases.

Yes. We can stain lighter or darker. Note: you can't go lighter than the natural wood color without bleaching (which we don't recommend).

Oil-based is more durable, amber tone, strong smell, longer cure time. Water-based is low-odor, clear finish, dries faster. We'll recommend based on your situation.
